Public Remarks: This property is located between Swifttown and Morgan City in LeFlore County, MS. This part of the Mississippi Delta is well known for its productive cropland as well as the excellent waterfowl hunting. The lodge/property is only .5 miles east of Mossy Lake/Island, 2.0 miles northeast of Sky Lake Wildlife Management Area and 7 miles southwest of Matthews Brake National Wildlife Refuge. The 221 +/- acre property is composed primarily of abandoned catfish ponds that have been converted to cropland. There are 3 irrigation wells that are used to water the crops during the summer and provide water at the right time in in the Fall to attract waterfowl. The landowner currently leases the property to a local farmer. The soils on this property is better than most fish ponds with approximately 25% of the cropland composed of Class I and II soils. Last year the owner reported receiving approximately $38,000.00 in rental payments from the cropland. The hunting lodge is approximately 1500 square feet. The outside of the building is composed of metal (low maintenance) and the inside of the lodge is extremely nice with ceramic tile flooring, granite countertops, brick fireplace, stainless steel appliances, central heat and air conditioning, covered patio, etc,. There are several storage buildings/sheds on the property. Other improvements include, but are not limited to: 18-20 acre lake behind the lodge that is stocked for fishing, 5 pit blinds for duck hunting, 2 sled blinds, 3 electric irrigation wells, flashboard risers installed in waterfowl impoundments to control the depth of water for duck hunting, tractor and all equipment stay with the property. This is a nice hunting tract for a small group of waterfowl hunters or family that comes with the added bonus of generating some additional income.
